The usual problem
Most waterproofing sold in Cape Town fails for the same three reasons, and none of them are the weather. The first is seams: any system that comes in a roll has joins, and a join is a future leak with a date on it. The second is preparation: a coating rolled over a dusty, unprimed, chalked surface has nothing to grip, so it looks perfect on handover day and lifts off in sheets by the second winter. The third is thickness. A product that needs three coats to reach its cured build gets one thin one, because the person applying it is paid by the job and not by the millimetre. Then there is the shopping problem. Walk into a hardware chain and you will be sold a bucket of white acrylic roof paint with the word waterproof on the front, at a price that looks reasonable until you learn that it is a paint, not a membrane, and that it has no guarantee behind it worth the name.
Our approach
Rubber Sealant® Liquid Rubber is a water-based liquid rubber membrane. It is brushed or rolled on straight from the drum, three coats, and cures to roughly 3mm of flexible rubber that moves with the building instead of cracking with it. Because it goes on wet, it seals around every bolt head, lap, upstand, pipe and awkward corner as one continuous piece. We are an approved applicator and an authorised reseller, which means two things for you. If you are doing the work yourself, you buy the same drums we use, at the manufacturer's recommended prices, with the correct primer and the honest coverage figures instead of the optimistic ones on the tin. If you would rather not be on a roof in February, we apply it: inspection, written scope, one fixed price for the whole job, three coats built to specification, guarantee documentation at handover.

Honest limits
What we will tell you up front.
A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.
- Liquid rubber is the only waterproofing system we apply. We do not install torch-on membranes and we do not do injection damp courses.
- Rubber Sealant Aqua is the bitumen-based product for holding water in, such as dams and ponds. It is not for roofs, walls or foundations. A swimming pool shell is Rubber Sealant Splash, not the standard sealant.
- Loose rust, flaking paint, blisters and lifting laps have to come off before priming. Primer bonds to sound surfaces, not to a surface that is already letting go.
- The 13-year manufacturer product guarantee applies only where the manufacturer inspects, the system is specified correctly, the application is certified to thickness and the maintenance conditions are met. Individual products applied on their own carry a shorter product guarantee.
