A contractor who treats it like a big repaint gets one of those five things wrong, and it is usually the walls.
Problem & approach
Farm buildings in the Durbanville valley fail in ways suburban houses do not. The oldest walls are thick, solid and built without a damp course, so they have always dealt with moisture by letting it move through and evaporate. Coat them in a modern plastic film and the water cannot leave, so it pushes the paint off in blisters, carries salts to the surface, and softens the plaster behind it. Where water is the real story, and on a farm it usually is at parapets, box gutters, flat roofs over additions and around cellar door thresholds, it is quoted as its own line using Rubber Sealant Liquid Rubber, not hidden inside a paint rate. Asbestos outbuilding roofs get sealed in place with the full encapsulation system, never stripped and never pressure washed. Then we phase it: which buildings before harvest, which between harvest and the wet, and which weekends stay clear because you have bookings. One fixed price for the whole programme, in writing, with each phase separately priced so you can spread it across financial years.
