The usual problem

Industrial park buildings age in a very specific way and almost nobody budgets for it until it is expensive. The plaster boxes crack at the corners of every opening because the structure moves and the render does not. The parapets get water behind the coping and push damp down the inside of the wall. The IBR roof sheets rust at the fixings first, then bleed streaks down a wall that was painted three years ago. Steel door frames, roller shutters, palisade and balustrades go from surface rust to pitting while the paint budget waits for a better year. Then the tenant renews, the landlord wants the building presentable, and everything gets done at once, badly, over one December shutdown, by whoever answered the phone. That is the repaint that fails in three winters, and the reason it fails is almost never the paint. It is that nobody dealt with the water and the cracks first.

Our approach

We survey the building properly before anyone quotes a litre. Elevations measured, every crack photographed and classified, roof and parapets walked, steelwork rated, and the water paths written down in plain sentences. Then you get one written scope and one fixed price for the whole job, with the waterproofing itemised as its own line using Rubber Sealant Liquid Rubber, not folded into a wall rate where it will get thinned to fit. The programme is built around how your business actually runs: zone by zone, aisle by aisle, early mornings or weekends where trade demands it, and everything that needs the same access done in one erection rather than paid for three times.

  • High pressure clean and removal of loose, chalking and flaking coatings

  • Two full coats of Plascon exterior over the specified primer

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Structural repairs, roof sheet replacement, glazing and electrical work sit outside a repaint and need the right trade. We say so at the survey rather than paint over it.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. We do not sell or install torch-on, and we do not do injection damp courses.
  • We do not remove, cut, break, drill or dispose of asbestos. Where an older roof is asbestos cement and still sound, we encapsulate it. Where it is past sealing, we say so.
  • Out of hours and weekend work costs more per square metre than daytime work. It is priced honestly rather than absorbed and then clawed back.
  • Wind and rain affect high level work. Weather days are built into the programme instead of pretended away.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
