Problem & approach
Multi-tenant buildings are difficult for one reason: everything you do is in somebody's way. Paint smell in an open plan floor at ten in the morning is a formal complaint. Scaffold across a walkway for a fortnight is a parking dispute. Drop sheets over the entrance on a Monday is a reception problem. So the work gets postponed, then postponed again, and by the time it is unavoidable the parapets have been letting water in for years, the balustrades are pitted, the sealant joints have opened and what should have been a repaint is now a repair job with a repaint on top of it. Meanwhile the leasing team is showing a building that looks a decade older than it is.
We programme these buildings around the working day rather than through it: floor by floor, elevation by elevation, evenings and weekends where it matters, low odour water based systems in occupied areas, and every space handed back usable before people arrive. Common areas, stairwells and lift lobbies get done in agreed windows with clear signage. Externally, everything that needs the same access happens in one erection so the walkways are not obstructed twice. Waterproofing on parapets, balconies, planters and flat sections is quoted as its own line in Rubber Sealant Liquid Rubber, because that is where these buildings actually fail.
