The usual problem

Multi-tenant buildings are difficult for one reason: everything you do is in somebody's way. Paint smell in an open plan floor at ten in the morning is a formal complaint. Scaffold across a walkway for a fortnight is a parking dispute. Drop sheets over the entrance on a Monday is a reception problem. So the work gets postponed, then postponed again, and by the time it is unavoidable the parapets have been letting water in for years, the balustrades are pitted, the sealant joints have opened and what should have been a repaint is now a repair job with a repaint on top of it. Meanwhile the leasing team is showing a building that looks a decade older than it is.

Our approach

We programme these buildings around the working day rather than through it: floor by floor, elevation by elevation, evenings and weekends where it matters, low odour water based systems in occupied areas, and every space handed back usable before people arrive. Common areas, stairwells and lift lobbies get done in agreed windows with clear signage. Externally, everything that needs the same access happens in one erection so the walkways are not obstructed twice. Waterproofing on parapets, balconies, planters and flat sections is quoted as its own line in Rubber Sealant Liquid Rubber, because that is where these buildings actually fail.

  • Written scope with preparation, primer, product and coats named per area
  • Liquid rubber waterproofing itemised separately, not hidden in a wall rate
  • Low odour water based systems in occupied interiors
  • Out of hours and weekend programming, with each area handed back usable
  • Tenant notices ahead of every floor or elevation, and clear signage in common areas
  • Crack repair, joint sealing and rust treatment to balustrades, railings and steelwork
  • Two full coats over the specified primer
  • One named site contact and weekly photographic progress reporting
  • Handover pack with photographs, data sheets and guarantee documentation

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Out of hours and weekend work carries a higher rate than daytime work. It is priced openly.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • Glazing, cladding replacement, structural repairs, electrical and HVAC work are other trades. We flag them at survey.
  • Access to tenanted interiors depends on tenants. Access we cannot get is quoted as a return visit rather than billed as a surprise.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
