The usual problem

Managing a portfolio means the contractor's admin becomes your admin. Quotes arrive as a single line and a total, so trustees cannot compare them and you end up rewriting the scope yourself. Prices move once the scaffold is up because nothing was measured. Residents were never told, so the complaints come to your office instead of the site. Variations arrive without a number attached. And when an owner asks two years later what exactly was done and what it is guaranteed for, there is nothing in the file except an invoice.

A measured area schedule, a photographic condition report, a scope that states preparation, primer, product and number of coats, and one fixed price for the whole job. Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • We quote painting, waterproofing, damp proofing, roof coating and high pressure cleaning. Structural, roofing, electrical, plumbing and shopfitting work needs those trades.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • We do not take on unmeasured lump-sum work. Every scope gets measured, because that is what stops the price moving later.
  • Access to private units, balconies and gardens depends on residents. Missed access is quoted as a return visit rather than billed as a surprise.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
