Williams & Co Paint Contractors

High level work, Cape Town & Durbanville

The riskiest part of your repaint has nothing to do with paint.

The moment a person leaves the ground on your property, the questions change. Who planned the access, who is insured, who is trained, and what happens to you if it goes wrong. That is the part of a quote most buildings never check.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

High level painting is where the cheap quote gets dangerous rather than just disappointing. A contractor arrives with extension ladders for a job that needs a tower or a scaffold, works off a parapet with no edge protection, has no work at heights plan, no fall arrest training, no public liability cover that would survive a claim, and no COIDA letter of good standing. Nothing goes wrong for a while, and then one day it does, on your site, and the building owner discovers exactly how much of that risk landed with them. The commercial version of the same problem is quieter: access gets under-specified to keep the number low, so the top two metres of every elevation get rushed off a ladder, the details at parapet level get skimped, and the elevation fails first at exactly the place nobody can inspect.

Our approach

We plan access before we price the work, and we price it as its own line so it can be checked. Scaffold, mobile tower, MEWP or rope access is chosen for the building rather than for the invoice, and everything that needs the same access is bundled into one erection so you do not pay to reach the same wall twice. On site we work to a written work at heights plan with trained operatives, edge protection, exclusion zones below, and a health and safety file appropriate to the work. Public liability cover and a COIDA letter of good standing come with the quote, not after a request. And the parapet, coping, flashing and gutter detail that only exists at height is done properly, because that is where the elevation actually fails.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Access survey and a written access strategy before pricing
  • Access priced as its own line, with all access dependent work bundled into one erection
  • Written work at heights plan, method statement and risk assessment
  • Trained operatives, fall protection, edge protection and exclusion zones below
  • Health and safety file appropriate to the work and the site
  • Public liability cover and a COIDA letter of good standing supplied with the quote
  • High level crack repair, joint sealing and rust treatment while access is standing
  • Parapet, coping, flashing, box gutter and penetration detailing in Rubber Sealant Liquid Rubber
  • Two full coats over the specified primer at every level, not just the reachable ones
  • Photographic record of high level work you cannot inspect from the ground

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • We do not carry out structural steel repair, roof sheet replacement, glazing or facade engineering. Those need the right trade.
  • Waterproofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • We do not remove, cut, break, drill or dispose of asbestos at height or at ground level.
  • High wind stops work at height. Weather days are in the programme rather than in an argument later.
  • Scaffold design and erection above certain heights is specialist work carried out by a qualified scaffold contractor as part of the programme.
