The moment a person leaves the ground on your property, the questions change. Who planned the access, who is insured, who is trained, and what happens to you if it goes wrong. That is the part of a quote most buildings never check.
Problem & approach
High level painting is where the cheap quote gets dangerous rather than just disappointing. A contractor arrives with extension ladders for a job that needs a tower or a scaffold, works off a parapet with no edge protection, has no work at heights plan, no fall arrest training, no public liability cover that would survive a claim, and no COIDA letter of good standing. Nothing goes wrong for a while, and then one day it does, on your site, and the building owner discovers exactly how much of that risk landed with them. The commercial version of the same problem is quieter: access gets under-specified to keep the number low, so the top two metres of every elevation get rushed off a ladder, the details at parapet level get skimped, and the elevation fails first at exactly the place nobody can inspect.
We plan access before we price the work, and we price it as its own line so it can be checked. Scaffold, mobile tower, MEWP or rope access is chosen for the building rather than for the invoice, and everything that needs the same access is bundled into one erection so you do not pay to reach the same wall twice. On site we work to a written work at heights plan with trained operatives, edge protection, exclusion zones below, and a health and safety file appropriate to the work. Public liability cover and a COIDA letter of good standing come with the quote, not after a request. And the parapet, coping, flashing and gutter detail that only exists at height is done properly, because that is where the elevation actually fails.
