Williams & Co Paint Contractors

Retail, offices & commercial buildings, Durbanville

Every hour your doors are shut costs more than the paint.

So the question on a commercial repaint is not what a litre costs. It is whether the contractor can work at night, on a Sunday, behind hoarding, in phases, without a single lost trading hour. That is the job we quote.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Commercial repaints go wrong on programme, not on product. A domestic painter takes on a shopfront, blocks the entrance with drop sheets on a Saturday morning, leaves scaffold standing across the walkway for a fortnight, and every day of that is turnover walking past to a competitor. Or the building looks tired for years because nobody wants to own the disruption. And in Durbanville, where a tenant's frontage is competing with a brand-new development down the road, a chalking parapet and a rust-streaked shopfront quietly reprice the whole building in a customer's head before they reach the door.

Our approach

We programme commercial work around trading. Night shifts, Sundays, public holidays, unit by unit, hoarded off and cleaned down before you open. The scope is written first: measured areas, preparation, primer, product, coats, and exactly which hours we are on site. Signage, glazing, shopfronts, aluminium, steelwork and walkways are protected and cleaned daily. And where a leak is what is really staining the ceiling tiles, we quote the waterproofing with Rubber Sealant Liquid Rubber rather than painting over the evidence.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Site survey with the property owner, tenant or facilities manager
  • Measured area schedule and photographic condition report
  • Written scope with preparation, primer, product, coats and working hours
  • One fixed price for the whole job
  • After-hours, night, weekend or phased programme so trading continues
  • Protection of signage, glazing, shopfronts, tills, stock and walkways
  • High pressure cleaning and removal of failed coatings
  • Crack repair, plaster patching, rust treatment on steelwork and balustrades
  • Two full coats of Plascon exterior or the correct interior system
  • Line marking, bollards, kerbs and service doors where included
  • Daily clean-down so the site is trading-ready every morning
  • Handover pack with photographs and guarantee documentation

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Our process

9 steps from enquiry to handover.

  1. 1

Enquiry from the owner, tenant, facilities manager or managing agent

  2. 2

Site survey, including a look at what the building's frontage says to a customer

  3. 3

    Measure, condition report and photographs

  4. 4

Written scope, working hours and one fixed price for the whole job

  5. 5

Programme agreed with tenants and, where needed, centre management

  6. 6

Set up, protect and hoard the work area

  7. 7

Preparation, repair, priming and two coats, in agreed shifts

  8. 8

    Nightly clean-down and trading-ready check

  9. 9

Walk-through, snag list, handover and guarantee documentation

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Signage manufacture, shopfitting, glazing and electrical work are other trades. We coordinate around them, we do not pretend to do them.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • Work above a public walkway needs the right access and permissions, and sometimes centre management sign-off. We build that into the programme.
  • Night and weekend shifts carry a premium. It is in the quote, in writing, not added afterwards.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
