The usual problem

Industrial buildings are the last thing on a maintenance budget and the first thing to fail. Galvanised and IBR sheeting goes chalky, then the coating lets go, then rust starts at every screw and lap. Fibre-cement and asbestos-cement sheeting goes porous and cracks off the bolt holes. Dark, uncoated roofs turn a workshop into an oven so productivity drops every summer afternoon. And the quotes that come back are either a full re-sheet with a number nobody will sign, or a cheap man with a spray gun who puts one thin coat over unwashed, unprimed, rusting steel and is gone before the first winter proves it.

Our approach

We treat an industrial roof as a system, not a colour. On non-asbestos metal roofs: wash, degrease, treat the rust back to sound metal, prime with the correct primer for that substrate, reinforce every lap, screw, ridge and crack, then build up Rubber Sealant Liquid Rubber to specified thickness across the whole roof. That stops the leaks, seals the fasteners, and a light finish reflects a large part of the heat the old sheeting was radiating into the building. Walls, structural steel, columns, doors and line marking follow the same discipline: written scope, correct primer, correct number of coats, and shifts programmed around production.

  • Correct primer for the substrate, including Bonding Liquid Super+ on sheeting
  • Reinforcement at every screw, lap, ridge, valley, flashing and crack
  • Three-coat Rubber Sealant Liquid Rubber build on roof areas
  • Wall, structural steel, column, roller door and gutter coating where included
  • Programme worked around production, deliveries and shift patterns

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Re-sheeting, purlin replacement, structural steel repair and rotten timber are not coating work. Where they are needed we say so before we quote a coating that cannot hold.
  • Asbestos-cement sheeting is sealed in place. We do not remove, cut, drill or dispose of asbestos.
  • Waterproofing is Rubber Sealant Liquid Rubber only. No torch-on.
  • Roof work needs safe access, and on some buildings that means fall arrest and a walkway plan. It is quoted, not improvised.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
  • Any asbestos-cement area is excluded from ordinary cleaning and preparation methods. South African asbestos rules prohibit cleaning or preparing asbestos-cement surfaces.
