On an industrial building the order of work is worth more than the product choice. Coat the walls under a leaking roof and you have paid for that wall twice. Here is how we sequence a factory so the money lands in the right place first.

The usual problem

Industrial buildings get maintained reactively, and the reactive order is almost always the wrong order. Somebody notices the office end looks tired, so the office end gets painted. Meanwhile the IBR roof is rusting at the fixings, the box gutter is holding water, the parapet is pushing damp down the inside of the north wall and the portal frame steel has gone from surface rust to pitting behind the cladding. Two winters later there are stains on freshly painted walls, product is being moved away from a drip, and the maintenance budget has been spent on the least important surface in the building. The other half of the problem is access: roof work, gutters, high level steel and the top of the walls each get quoted as separate little projects in different months, so the same scaffolding or MEWP is paid for three or four times over.

Our approach

We survey the whole building once and sequence it properly: water first, then everything that shares the same access, then substrate and steel repairs, then decoration. Roof and gutter work uses Rubber Sealant Liquid Rubber as a system in its own right, priced separately so it cannot be thinned to fit a wall rate. Steel is treated for rust rather than painted over it. Then the walls go on last, because they are the fastest to do and the easiest to fit around production. One survey, one written scope, one fixed price for the whole job, and a zoning plan agreed with your operations people before we set a single ladder down.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Whole building survey: roof, gutters, cladding, portal steel, walls, roller doors and yard steelwork
  • Water path diagnosis and a written record of every leak
  • Measured areas by zone and level, so the quote can be checked
  • Liquid rubber roof and gutter waterproofing, priced and warranted as its own system
  • Rust treatment and coating of portal steel, roller shutters, door frames, palisade and handrails
  • Crack repair, plaster patching and joint sealing before decoration
  • Two full coats of Plascon exterior over the specified primer
  • Access bundled: everything needing the same scaffold, tower or MEWP done in one erection
  • Zoning and exclusion plan agreed with your operations team
  • Line marking and safety colour reinstatement where it forms part of the scope
  • Weekly photographic progress and a handover pack for the maintenance file

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • We do not replace roof sheeting, do structural steel repairs, or carry out electrical or mechanical work. Those need the right trade and we will say so.
  • Waterproofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • We do not remove, cut, break, drill or dispose of asbestos. Sound asbestos cement sheeting is encapsulated in place; failing sheeting is not something we can seal.
  • Never pressure wash an asbestos cement roof. It aerosolises fibres, and we will not do it.
  • Shutdown and out of hours work is priced as what it is. Nobody wins when it is hidden in a rate.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
