Williams & Co Paint Contractors

Office interiors, Cape Town

Your staff should not have to work around wet paint.

An office repaint is disruptive by default. The only way to do it properly is to remove the disruption from the working day.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Offices get repainted when the landlord wants the building refreshed or the tenant wants the space to feel like their own. But the work usually happens while people are trying to do their jobs: ladders in corridors, paint fumes in meeting rooms, furniture piled in corners, and the job dragging on because the contractor underestimated the phasing. Productivity drops, staff complain, and the finish is compromised because the painter is rushing to clear the floor before Monday.

Our approach

We programme office interiors around your working week. Desks and equipment are moved or masked once, then a floor is completed in a single run of night or weekend shifts. Low-odour systems, proper ventilation and daily clean-down mean staff walk into a finished, usable floor on Monday morning. The scope is written per floor: preparation, primer, product, number of coats and colours, with one fixed price for the whole job.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Site survey with the facilities manager or tenant representative
  • Measured area schedule per floor or zone
  • Written scope with preparation, primer, product, coats and colours
  • One fixed price for the whole job
  • After-hours, night or weekend shifts so the working day is unaffected
  • Furniture, equipment, floors and IT masking and protection
  • Patching of picture hooks, wall fixings and minor damage
  • Spot priming and two full coats of the correct interior system
  • Low-odour product options for occupied buildings
  • Daily clean-down and floor-ready handover each shift
  • Final walk-through and snag list closure

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • IT, electrical, data, carpeting and furniture relocation are outside our scope. We coordinate with those trades or the client's team.
  • Damp or waterproofing issues are quoted separately using Rubber Sealant Liquid Rubber.
  • Specialist finishes such as acoustic ceilings, writable walls or wallpaper need to be specified and may require separate suppliers.
  • Night and weekend premiums, if any, are in the quote from the start.
