What Durbanville weather does to an exterior
The south easter sandblasts the exposed elevations all summer, then winter rain drives into the same walls. On the older homes around the town centre and Vierlanden side, the first sign is a chalky, powdery surface that rubs off on your hand. Paint over that and you are painting onto dust: the new coat takes the old failing layer off the wall with it.
North and west elevations get the UV, so those fade and lose sheen first. South elevations stay damp longer and grow the black and green film that people mistake for dirt. It is biological growth, and if it is not killed before painting it comes straight back through the new coat.

Only then do two full coats go on. Not one heavy coat pretending to be two. On very porous or previously unpainted surfaces we will spec a stabilising primer first and tell you why.
