Self-storage, gyms & logistics parks, Durbanville & Fisantekraal
Big buildings fail at the roof and the steel, not the paint.
Storage units, gyms and distribution buildings are mostly metal, mostly exposed, and always operating. Water and rust are the real budget, and access is the real programme.

Problem & approach
Where these projects go wrong, and how we handle them.
The usual problem
These buildings share a profile: large sheeted roofs, big plain elevations, exposed steel, high wind loading on the Fisantekraal and Atlas Gardens side, and an operation that runs seven days. The failures are predictable. Roof sheets rust at laps, bolts and cut edges long before the walls need attention, and the first sign inside is a stained ceiling or a wet unit, which in self-storage means a customer claim. Gym interiors take humidity, sweat, cleaning chemicals and constant contact, so ordinary interior paint dies at hand height. Logistics elevations get scuffed by vehicles and forklifts at exactly the level everyone sees. And the honest constraint on all of them is access: tenants, gym members, trucks and customers are moving through the site while the work happens, so anything that closes a route costs the operator money.
Our approach
We survey the whole site and price it in the order the building actually fails: water first, then steel, then the decorative work. Roofs are treated with Rubber Sealant Liquid Rubber systems where sheeting is sound, with laps, bolts and cut edges reinforced rather than skimmed over, and the system quoted as its own line so you can see what protection you bought. Exposed steel gets prepared and primed properly, because coating over rust is a repeat visit. Interiors in gyms and high-contact areas get washable, durable systems. Then the programme is built around your operation: which elevations while which access routes stay open, night and early-morning windows where needed, and no route closed without notice. One fixed price for the whole job, phased so it can be spread over budget periods.

What may be included
Scope you can actually read.
The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.
- Full site survey covering roofs, gutters, steelwork, elevations and interiors
- Photographic condition report with rust, leaks and water paths located
- Written scope per area: preparation, primer, product and number of coats
- Rubber Sealant Liquid Rubber roof systems quoted as their own line
- Laps, bolts, cut edges and penetrations reinforced as part of the roof system
- Rust treatment and priming on exposed steel before any topcoat
- Washable, durable interior systems for gyms and high-contact areas
- Large-format access planned in advance: scaffold, elevated platforms or rope access
- A phased programme that keeps tenant, member and vehicle routes open
- Daily clean-down and clear signage while the site keeps operating
- Handover pack with photographs, product data sheets and guarantee documentation
Products we work with
The Systems Behind the Work.

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

Our preferred paint on most projects.
We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.
Our process
8 steps from enquiry to handover.
- 1
Enquiry from the site owner, centre manager, franchise owner or facilities manager
- 2
Site walk covering roofs, steel, elevations and operating routes
- 3
Measure, photograph and diagnose every leak and rust problem
- 4
Written scope and one fixed price, phased by area and by budget period
- 5
Access strategy agreed, and operating routes protected in the programme
- 6
Roof and water work first, then steel, then elevations and interiors
- 7
Progress photographs and walk-throughs per phase, snags closed before moving on
- 8
Final handover, photographs and guarantee documentation
Honest limits
What we will tell you up front.
A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.
- Sheet replacement, structural steel repair, roof sheeting installation, electrical and mechanical work are separate trades. We report them rather than coat over them.
- Waterproofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
- Trafficked floor coatings, line marking and epoxy floor systems are outside our scope.
- Sheeting that is corroded through is a replacement job, not a coating job, and we will say so at survey.
- Wind and rain affect large exposed sites more than suburban work, so weather days are stated in the programme.
- Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
