The usual problem

A guest house cannot close for three weeks and a restaurant cannot stop serving, so hospitality work gets squeezed into whatever is left: a Monday closure, a quiet week in winter, two rooms at a time. That is fine if the contractor can actually hold a schedule and finish a space properly before moving on. It usually goes wrong in the same ways. Rooms handed back smelling of paint the night before a guest arrives. Wet edges across a dining room at four in the afternoon. Furniture, art and light fittings shifted and not put back. Skirtings and door frames rushed because the real deadline was the booking, not the finish. And in kitchens, bathrooms and wet areas, a standard interior system that starts peeling within months because it was never built for steam and daily cleaning.

Our approach

We plan the job around your occupancy and your service hours, then work in complete, finished units: one room, one wing, one section of the dining area at a time, cleaned down and handed back ready for a guest. Interiors use low-odour water-based systems so a space can be back in service quickly. Kitchens, bathrooms and high-traffic corridors get washable, moisture-tolerant finishes. Exterior, façade and courtyard work is scheduled into your low season or into closed days. Everything is written down first: the areas, the sequence, the products, the number of coats and one fixed price for the whole job, so a season's budget can actually be set against it.

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Shopfitting, joinery, tiling, electrical and extraction work are separate trades. We identify them at survey rather than paint around them.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • Low-odour does not mean no odour. A room needs ventilation and a realistic gap before a guest sleeps in it, and we will tell you what that gap is instead of promising same-night occupancy.
  • Exterior work depends on weather. Wet-season programmes carry weather days in writing.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
