Prices & coverage, Durbanville, the Northern Suburbs and greater Cape Town

A drum price means nothing until you know the coverage.

R1,990 a drum is either R50 a square metre or R150 a square metre, and the only thing that decides which is the surface you are putting it on. Every price and every coverage figure is on this page, so you can work out your own number before you phone anyone.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Waterproofing pricing in South Africa is deliberately hard to compare. Product prices are published per pack, coverage is published per coat, and jobs are quoted per square metre, so the three numbers never line up. That gap is where the cheap quote lives. Somebody prices your roof at R70 per square metre and it sounds like a bargain until you work backwards: at that rate there is not enough product on the roof to reach a membrane thickness, never mind primer, never mind three coats, never mind the labour to do the detail properly. Meanwhile the honest quote looks expensive for reasons nobody has explained, so it loses.

Our approach

So here is all of it, in the open. Rubber Sealant is R199 for 1L, R790 for 5L and R1,990 for a 20L drum, including VAT. Bonding Liquid Super+ runs R189, R490, R890 and R1,650 for 1L, 5L, 10L and 20L. Etch Primer Rust Supreme, the metal primer, is R195, R750, R1,450 and R2,390. Snow White Cooling Agent is R299, R890 and R2,460. Coverage at the manufacturer's three coats: about 40 m² a drum on a smooth flat surface, 33 m² on metal sheeting, 27 m² over old torch-on, 20 m² on concrete or brick, 17 m² on roof tile, 13 m² on slate and about 3 m² on thatch. Divide the drum price by your coverage and you have your true product cost per square metre, and it lands roughly between R50 and R150 before primer. Supplied and applied by us, waterproofing starts from R185 per m², and asbestos encapsulation from R285 per m², always as one fixed price for the whole job rather than a rate that drifts.

Figures are the manufacturer's, at the three coats the guarantee assumes. Rougher and more porous surfaces take more. Primer works out at roughly 6 m² a litre.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Every product price including VAT, per pack size
  • Coverage per 20 litre drum at three coats, by surface
  • Primer cost included in the working, not left out of it
  • Product cost per square metre you can calculate yourself
  • Supply-and-install rates from R185 per m², asbestos encapsulation from R285 per m²
  • One fixed price for the whole job on any work we do
  • Written scope so you can compare quotes on the same basis

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Our process

6 steps from enquiry to handover.

  1. 1

Work out your area, surface by surface

  2. 2

Pick your coverage figure from the surface table

  3. 3

Divide drum price by coverage for product cost per m²

  4. 4

Add the correct primer at roughly 6 m² a litre

  5. 5

Round up to whole packs, because that is how it is sold

  6. 6

Or send us the numbers and we do all of it and confirm stock

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Prices are the manufacturer's recommended retail prices including VAT and can change without notice.
  • Coverage figures are the manufacturer's, at three coats, on a sound prepared surface. A rougher or more porous surface takes more.
  • Supply-and-install rates are guidance, not a quotation. Access, height, repairs and detail complexity move them.
  • Guidance rates assume the surface is sound. Structural repair, sheet replacement and drainage work are priced separately.
  • We price liquid rubber systems only. No torch-on, no injection damp courses.
  • Any asbestos-cement area is excluded from ordinary cleaning and preparation methods. South African asbestos rules prohibit cleaning or preparing asbestos-cement surfaces.
