Williams & Co Paint Contractors

Retail, malls & shopping centres, Cape Town

Your frontage is your advert. Scaffolding should not be.

Retail painting fails when customers walk past dust sheets and closed doors. The job is to refresh the building without interrupting the business that pays the rent.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

A tired shopfront or mall facade does more than look old: it reprices the tenant's offer in the customer's head before they reach the door. But most retail repaints are planned like domestic jobs: work starts at eight, the entrance is blocked, signage is uncovered, and the centre manager is fielding complaints by lunchtime. Then the finish is rushed because the contractor underestimated the disruption, and the result looks worse than the original problem.

Our approach

We programme retail work around trading. Night shifts, early mornings, Sundays and phased tenant-by-tenant programmes are written into the scope before we start. We hoard the work area, protect signage and glazing, clean down every night, and schedule noisy or disruptive work for closed hours. The result is a refreshed centre that never looked closed.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Site survey with centre management, facilities or the tenant
  • Measured area schedule and photographic condition report
  • Written scope with working hours, phasing and protection plan
  • One fixed price for the whole job
  • After-hours, night or Sunday programming so trading continues
  • Hoarding and protection of shopfronts, signage, glazing and walkways
  • High pressure cleaning and removal of failed coatings
  • Crack repair, plaster patching and rust treatment on steelwork
  • Two full coats of the correct interior or exterior system
  • Nightly clean-down so the site is trading-ready each morning
  • Handover pack with photographs and guarantee documentation

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Signage manufacture, shopfitting, glazing and electrical work are other trades. We coordinate around them.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • Work above public walkways or in malls needs the right access and centre management sign-off, built into the programme.
  • Night and Sunday shifts carry a premium that is quoted in writing, not added afterwards.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
