Damp proofing in Durbanville
Three different problems get called damp, and they need three different answers. Painting over any of them buys you one winter.

Rising, penetrating or condensation, they are not the same
Rising damp comes up out of the ground through the wall and stops at a fairly even height, usually under a metre, often with a salt tidemark. Penetrating damp comes through the wall from outside, follows the weather, and is worst on the south and west elevations after a wet front. Condensation damp forms on the inside face of a cold wall, shows up in corners, behind furniture and in bathrooms, and is grey black rather than brown.
In Durbanville we see far more penetrating damp than rising damp, because the wind here drives rain straight into exposed plaster and face brick. People spend money on the wrong treatment because nobody stood in the room and worked out which one it is.
How we treat it
For penetrating damp, the fix is on the outside: cracks opened and filled, failed plaster cut back, and a liquid rubber membrane or breathable exterior system applied to the elevation that is taking the weather. Sealing the inside face traps the moisture and pushes the problem sideways.
For rising damp we deal with the wall from the outside where we can, treat the salts, and replaster with the correct mix before any decorative coating goes near it. For condensation we will be honest with you: it is a ventilation and heating problem first, and no coating we sell fixes it on its own.
We use Rubber Sealant liquid rubber for the waterproofing element. We do not do injection damp courses or torch on.
Why the inside repair comes last
Every damp job we walk into where the previous contractor started inside has failed. Plaster and paint on the inside are the finish, not the fix. We stop the water at the outside face, let the wall dry, and only then make the inside look right.
That means a damp job is sometimes two visits with drying time in between. We will say so upfront rather than rush it and hand you back a wall that bubbles in June.

Budgeting
What damp proofing costs in Durbanville
Wall waterproofing with liquid rubber runs in the same range as our roof systems, around R265 per square metre of treated area.
Plaster repair, salt treatment and interior make good are priced separately once we can see how far the damage runs.
Small penetrating damp jobs on one elevation are often far cheaper than people expect. Ask before you assume.
