Williams & Co Paint Contractors

Planned maintenance, Cape Town

The cheapest repaint is the one you planned three years ago.

Buildings do not fail overnight. Paint chalks, cracks open, steel rusts and water finds a path. A maintenance programme catches each one before it becomes a budget shock.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Most property companies paint reactively: when the facade looks tired, when a leak shows up inside, or when a tenant complains. By then the substrate has moved from maintenance to repair, and the quote is three times what a scheduled cycle would have cost. Different buildings end up painted in different eras with different products, so the portfolio looks inconsistent and the next cycle is harder to budget. And because nobody documented what was done or when, the same arguments happen every year.

Our approach

We set up a rolling maintenance programme: annual inspections, a condition score per building, a three to five year repaint schedule, and one specification held across the portfolio. Each building gets a written scope, one fixed price for its phase, and a handover pack with photographs and guarantee documents. You get predictable budgets, consistent appearance, and a file that answers the question when it is asked next year.

Office park entrance with rendered walls, paving and landscaping
Large corrugated metal roof with roof vents and adjoining industrial buildings
Industrial warehouse with loading bays, metal cladding and a working yard
Apartment building with painted exterior walls, balconies and shared parking

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Annual condition inspection and photographic report per building
  • Maintenance score and recommended repaint timeline
  • Three to five year rolling programme agreed to your budget cycle
  • One written specification held across the portfolio
  • One fixed price per phase, with no unapproved extras
  • Scheduled exterior, interior, roof and steelwork repaint cycles
  • Waterproofing reviews using Rubber Sealant Liquid Rubber where needed
  • Progress reporting and snag closure per phase
  • Handover pack per building with photographs, product data and guarantees

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Our process

7 steps from enquiry to handover.

  1. 1

Enquiry from the property manager, portfolio owner or managing agent

  2. 2

Portfolio review: building ages, coatings, previous work and current condition

  3. 3

Site inspections and photographic condition reports

  4. 4

Rolling three to five year programme and budget estimate

  5. 5

Phase-by-phase written scopes and fixed prices

  6. 6

Annual programme execution with minimal tenant or occupant disruption

  7. 7

Reporting, snag closure and handover per phase

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Structural repairs, roof replacement, electrical, plumbing and shopfitting are outside a painting maintenance scope and are reported separately.
  • Waterproofing and damp proofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • Programmes are based on visible condition at inspection. Hidden defects discovered during execution are reported and quoted before work proceeds.
  • Qualifying Rubber Sealant® systems may carry a 13-year manufacturer product guarantee, subject to manufacturer inspection, specification, application, certification and maintenance conditions.
