On anything above two storeys, access is usually the largest single line on the quote. Understand how it is priced and you can cut a multi-storey repaint bill without cutting one gram of quality out of the specification.
Problem & approach
Access is charged per erection, not per square metre, and almost nobody plans around that. So the roof is done in March, the gutters in July when they overflow, the high level steel next summer when somebody notices the rust, and the top of the walls the following year with the repaint. Same building, same elevation, same scaffold, paid for four times. The second version of this mistake is under-specifying access to keep a quote competitive: a ladder job where a tower was needed means rushed work at the top of every elevation, skimped parapet and coping detail, and an elevation that fails first at the exact place nobody can see from the ground. The third is scaffold left standing across an entrance or a parking bay for weeks because nobody sequenced the work to release it.
We survey for access first and choose what the building needs: scaffold where there is heavy preparation and a lot of surface, mobile towers where the work moves, a MEWP where it is quick and reachable, rope access where erecting anything is disproportionate. Then we bundle every job that needs that access into one window, including items that are not urgent yet, because bringing work forward is cheaper than paying to reach it again. Access is quoted as its own line so you can see it and challenge it. The programme states when access goes up, what it releases, and when it comes down, so entrances, walkways and parking are not blocked longer than the work requires.
