Williams & Co Paint Contractors

Multi-storey access, Cape Town & Durbanville

You are not paying for paint. You are paying to reach the wall.

On anything above two storeys, access is usually the largest single line on the quote. Understand how it is priced and you can cut a multi-storey repaint bill without cutting one gram of quality out of the specification.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Access is charged per erection, not per square metre, and almost nobody plans around that. So the roof is done in March, the gutters in July when they overflow, the high level steel next summer when somebody notices the rust, and the top of the walls the following year with the repaint. Same building, same elevation, same scaffold, paid for four times. The second version of this mistake is under-specifying access to keep a quote competitive: a ladder job where a tower was needed means rushed work at the top of every elevation, skimped parapet and coping detail, and an elevation that fails first at the exact place nobody can see from the ground. The third is scaffold left standing across an entrance or a parking bay for weeks because nobody sequenced the work to release it.

Our approach

We survey for access first and choose what the building needs: scaffold where there is heavy preparation and a lot of surface, mobile towers where the work moves, a MEWP where it is quick and reachable, rope access where erecting anything is disproportionate. Then we bundle every job that needs that access into one window, including items that are not urgent yet, because bringing work forward is cheaper than paying to reach it again. Access is quoted as its own line so you can see it and challenge it. The programme states when access goes up, what it releases, and when it comes down, so entrances, walkways and parking are not blocked longer than the work requires.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Access survey and written access strategy per elevation
  • Access quoted as its own visible line, not buried in a square metre rate
  • All access dependent work bundled into one erection: roof, gutters, high level steel, parapets, wall tops
  • Scaffold erected by a qualified scaffold contractor where design and height require it
  • Mobile towers, MEWP or rope access where they are the honest cheaper answer
  • Written work at heights plan, method statement and risk assessment
  • Public liability cover and a COIDA letter of good standing supplied with the quote
  • Ground level protection, exclusion zones, signage and pedestrian routing
  • High level waterproofing detail in Rubber Sealant Liquid Rubber while access is standing
  • A programme stating when access goes up, what it covers, and when it comes down

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • Scaffold design, erection and inspection above certain heights is specialist work carried out by a qualified scaffold contractor as part of the programme.
  • We do not carry out facade engineering, structural steel repair, glazing or roof sheet replacement.
  • Waterproofing is Rubber Sealant Liquid Rubber only. No torch-on, no injection damp courses.
  • High wind stops high level work, and access hire runs on calendar days. Weather allowance is stated in the programme rather than argued about afterwards.
  • Access over public pavements, roads or neighbouring property may need permissions we cannot grant ourselves.
