Williams & Co Paint Contractors

Roof coatings, Durbanville, the Northern Suburbs and greater Cape Town

Rubber roof paint is a paint. Liquid rubber is a membrane.

They sit next to each other on the same shelf, at prices that look comparable, and they do completely different jobs. One puts colour and a thin skin on your roof. The other builds a 3mm seamless rubber sheet over it. Here is how to tell which one you are being sold.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

Search rubber roof paint and you will find a wall of tins. Most of them are acrylic roof paints with elastomeric or rubberised on the label. They are genuinely useful products for what they are: they refresh a tired tile roof, they add a bit of flex, they reflect some heat. What they are not is a waterproofing membrane, and the labelling rarely goes out of its way to explain the difference. So a homeowner with an actual leak buys a paint, applies one coat because the tin says a coat covers 8 m² a litre, and is genuinely puzzled when winter arrives and the ceiling stain comes back through. Then the trade gets blamed for a product that never claimed to do the job in the first place.

Our approach

A liquid rubber membrane is a different category of product. Rubber Sealant® Liquid Rubber is built up in three coats to roughly 3mm cured thickness, over a primed surface, and the finished result is one continuous flexible rubber skin with no joins anywhere. It bridges hairline cracks, seals around bolt heads and pipes, moves with a metal roof through a 30 degree temperature swing, and can be recoated in years to come without stripping anything. It also comes in fourteen standard colours besides black, so you are not paying twice to get a roof that both seals and looks right. If your roof is sound and you only want colour, say so and we will tell you a paint is enough. If it leaks, a paint was never going to fix it.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Roof inspection and honest verdict: paint, membrane, or repair first
  • Surface identified and the correct primer named: Etch Primer Rust Supreme on metal, Bonding Liquid Super+ on tile, slate, concrete and old torch-on
  • Coverage calculated at three coats for your actual surface, not a best-case number
  • Detail reinforcement at every bolt, screw, lap, ridge, valley and flashing
  • Three-coat Rubber Sealant® build to roughly 3mm cured
  • Colour chosen from black plus fourteen standard colours
  • Optional heat-reflective cooling top coat over the cured membrane
  • Guarantee documentation at handover

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Our process

8 steps from enquiry to handover.

  1. 1

Enquiry with the roof type and rough area

  2. 2

Inspection: sheet or tile condition, fixings, drainage, existing coatings

  3. 3

Written scope and one fixed price for the whole roof

  4. 4

Clean, dry and repair anything that must be sound before coating

  5. 5

Prime the whole area with the correct primer

  6. 6

Reinforce the detail: bolts, laps, ridges, valleys, cracks, penetrations

  7. 7

Three coats of Rubber Sealant® across the full roof

  8. 8

Drainage check, final inspection, handover and guarantee documentation

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • A coating does not fix structure. Sagging purlins, rotten timber, perforated sheets and broken tiles get repaired or replaced first, or we do not quote the coating.
  • Liquid rubber is the only waterproofing system we apply. No torch-on, no injection damp courses.
  • Ponding water needs the fall or the drainage sorted out. A membrane under standing water is a maintenance item, not a solved problem.
  • Solar panels, geysers and antennas over the work area may need lifting by an appropriate installer at the owner's cost.
  • Guarantee terms depend on manufacturer inspection, correct specification, certified thickness and maintenance conditions.
