Roof coatings, Durbanville, the Northern Suburbs and greater Cape Town
They sit next to each other on the same shelf, at prices that look comparable, and they do completely different jobs. One puts colour and a thin skin on your roof. The other builds a 3mm seamless rubber sheet over it. Here is how to tell which one you are being sold.
Problem & approach
Search rubber roof paint and you will find a wall of tins. Most of them are acrylic roof paints with elastomeric or rubberised on the label. They are genuinely useful products for what they are: they refresh a tired tile roof, they add a bit of flex, they reflect some heat. What they are not is a waterproofing membrane, and the labelling rarely goes out of its way to explain the difference. So a homeowner with an actual leak buys a paint, applies one coat because the tin says a coat covers 8 m² a litre, and is genuinely puzzled when winter arrives and the ceiling stain comes back through. Then the trade gets blamed for a product that never claimed to do the job in the first place.
A liquid rubber membrane is a different category of product. Rubber Sealant® Liquid Rubber is built up in three coats to roughly 3mm cured thickness, over a primed surface, and the finished result is one continuous flexible rubber skin with no joins anywhere. It bridges hairline cracks, seals around bolt heads and pipes, moves with a metal roof through a 30 degree temperature swing, and can be recoated in years to come without stripping anything. It also comes in fourteen standard colours besides black, so you are not paying twice to get a roof that both seals and looks right. If your roof is sound and you only want colour, say so and we will tell you a paint is enough. If it leaks, a paint was never going to fix it.

What may be included
The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.
Products we work with

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

Our preferred paint on most projects.
We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.
Our process
Enquiry with the roof type and rough area
Inspection: sheet or tile condition, fixings, drainage, existing coatings
Written scope and one fixed price for the whole roof
Clean, dry and repair anything that must be sound before coating
Prime the whole area with the correct primer
Reinforce the detail: bolts, laps, ridges, valleys, cracks, penetrations
Three coats of Rubber Sealant® across the full roof
Drainage check, final inspection, handover and guarantee documentation
Honest limits
A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.
Take one photo on your phone, send it on WhatsApp, and we will tell you what we are looking at. We are in Durbanville most weeks, so a site visit is easy to arrange.
