Thousands of South Africans search for rubber roof paint every month, almost all of them because something is leaking. Here is the honest version: what is in the tin, what a drum covers, what it costs, and the one question that tells you whether a paint will do or whether you need a membrane.
Problem & approach
The hardware shelf makes this look like one product category. It is two. On one side you have acrylic roof paints with rubberised or elastomeric on the label. They are decent products: they refresh colour, they add a little flex, they reflect some heat, and they cost very little per litre. On the other side you have liquid rubber membranes, which are a waterproofing system built up in coats to a measured thickness. Both say rubber on the front. Only one of them stops water, and the price difference per litre is exactly what people use to choose the wrong one. So the weekend goes like this. You buy the cheap tin, you roll one coat over a dusty roof because the label promises 8 m² a litre, the stain on the ceiling disappears for a summer, and the following June it comes back darker than before. The paint did not fail. It was never a waterproofing product, and nobody told you.
We supply and apply Rubber Sealant® Liquid Rubber, which is the membrane end of that scale, and we tell you plainly when you do not need it. If your roof is sound and you want colour and a bit of heat reflection, a good roof paint is enough and we will say so. If it leaks, if the sheets are bolted, if there are laps, cracks, parapets or an old failed coating up there, a paint is not going to reach. The membrane goes on wet in three coats and cures into roughly 3mm of seamless rubber that has no joins anywhere, seals around every bolt head and pipe, and moves with the roof through a 30 degree temperature swing instead of cracking. Rubber Sealant® is R199 for 1 litre, R790 for 5 litres and R1,990 for a 20 litre drum. Bonding Liquid Super+ primer runs from R189 to R1,650, and Etch Primer Rust Supreme, the metal primer, from R195 to R2,390.
