Rubber roof coatings, Durbanville, the Northern Suburbs and greater Cape Town

Rubber roof paint: what it does, what it costs, and when it will not hold.

Thousands of South Africans search for rubber roof paint every month, almost all of them because something is leaking. Here is the honest version: what is in the tin, what a drum covers, what it costs, and the one question that tells you whether a paint will do or whether you need a membrane.

Problem & approach

Where these projects go wrong, and how we handle them.

The usual problem

The hardware shelf makes this look like one product category. It is two. On one side you have acrylic roof paints with rubberised or elastomeric on the label. They are decent products: they refresh colour, they add a little flex, they reflect some heat, and they cost very little per litre. On the other side you have liquid rubber membranes, which are a waterproofing system built up in coats to a measured thickness. Both say rubber on the front. Only one of them stops water, and the price difference per litre is exactly what people use to choose the wrong one. So the weekend goes like this. You buy the cheap tin, you roll one coat over a dusty roof because the label promises 8 m² a litre, the stain on the ceiling disappears for a summer, and the following June it comes back darker than before. The paint did not fail. It was never a waterproofing product, and nobody told you.

Our approach

We supply and apply Rubber Sealant® Liquid Rubber, which is the membrane end of that scale, and we tell you plainly when you do not need it. If your roof is sound and you want colour and a bit of heat reflection, a good roof paint is enough and we will say so. If it leaks, if the sheets are bolted, if there are laps, cracks, parapets or an old failed coating up there, a paint is not going to reach. The membrane goes on wet in three coats and cures into roughly 3mm of seamless rubber that has no joins anywhere, seals around every bolt head and pipe, and moves with the roof through a 30 degree temperature swing instead of cracking. Rubber Sealant® is R199 for 1 litre, R790 for 5 litres and R1,990 for a 20 litre drum. Bonding Liquid Super+ primer runs from R189 to R1,650, and Etch Primer Rust Supreme, the metal primer, from R195 to R2,390. Manufacturer's recommended retail prices including VAT, confirmed on enquiry.

What may be included

Scope you can actually read.

The exact line items on your quote depend on the site inspection. This is the shape of what a typical project of this type includes.

  • Straight verdict first: paint, membrane, or repair the roof before either
  • The correct primer named up front: Etch Primer Rust Supreme on all metal, Bonding Liquid Super+ on tile, slate, concrete, brick and old torch-on
  • Coverage worked out for your actual surface at three coats, not at a best-case number
  • Supply only from Durbanville, or supply and install, priced separately so you can compare
  • Detail reinforcement at bolts, screws, laps, ridges, valleys and flashings
  • Full three-coat Rubber Sealant® build, roughly 3mm cured
  • Black plus fourteen standard colours at no extra cost
  • Guarantee documentation at handover on installed work

Products we work with

The Systems Behind the Work.

  • Rubber Sealant® logo

Approved applicator and authorised reseller of Rubber Sealant® Liquid Rubber.

  • Plascon logo

Our preferred paint on most projects.

We are not a Plascon approved applicator. Plascon is simply the paint we choose to specify for its quality and track record, and we will recommend a different system where a project calls for it.

Our process

8 steps from enquiry to handover.

  1. 1

Tell us the roof type and rough area, or send a photograph

  2. 2

We confirm the surface, the primer and the coverage at three coats

  3. 3

Written product list, or one fixed price for the whole roof

  4. 4

Collection arranged in Durbanville, or a site date booked

  5. 5

Roof cleaned, dried and made sound, then primed correctly

  6. 6

Detail work first: bolts, laps, cracks, upstands and penetrations

  7. 7

Three coats of Rubber Sealant®, each allowed to cure

  8. 8

Drainage check, handover and guarantee documentation

Honest limits

What we will tell you up front.

A proper contractor should be honest about what a service can and cannot do. These are the things we will always flag.

  • A coating is not a repair. Rotten timber, perforated sheets, broken tiles and sagging purlins get fixed first, or we do not quote the coating.
  • Liquid rubber is the only waterproofing system we apply. We do not install torch-on membranes and we do not do injection damp courses.
  • Ponding water needs the fall or the drainage corrected. A membrane sitting under standing water is a maintenance item, not a solved problem.
  • Prices shown are the manufacturer's recommended retail prices including VAT and can change without notice. We confirm price and availability when you enquire.
  • The 13-year manufacturer product guarantee applies only where the manufacturer inspects, the system is specified correctly, the application is certified to thickness and the maintenance conditions are met. Individual products applied on their own carry a shorter product guarantee.
