What R100,000 actually buys on a Cape Town house repaint

A real budget broken down: which house, how many square metres, how many days, how much paint, and the three versions of the same job you could buy with the same money.

Everybody quotes a rate. Nobody tells you what the number means on a real house.

Per square metre rates are useful for comparing quotes and useless for planning a budget, because almost nobody knows the paintable area of their own house. So let us do it the other way round. Here is a real house, a real budget, and exactly what it buys.

The house: a single storey four bedroom family home in Durbanville, roughly 220 square metres under roof, plastered walls, some face brick detail, timber and aluminium windows, a tile roof, and a double garage. It has not been painted in about nine years. That is the most common house we quote.

Version one: R100,000 spent on a full exterior, done properly

That lands at roughly R100,000 and it is about fourteen to eighteen working days on site with a crew of four. Around 180 to 220 litres of material. Roughly sixty per cent of the labour hours go into preparation before any finish coat is opened.

Version two: the same R100,000 spread across the whole house

A lot of families would rather do everything at once. The same budget can cover a full interior plus a partial exterior.

  • Full interior repaint, about 520 m² of wall and ceiling at from R70 per m², roughly R36,000.
  • Interior trim, doors, skirtings and cupboard fronts in an enamel system, roughly R18,000.
  • Exterior street-facing elevations and the entrance, roughly 140 m², about R15,000.
  • All trim, fascias and gutters exterior, about R14,500.
  • Protection, access and clean-up, about R8,000.
  • Contingency, about R8,000.

That is a house that looks transformed from the street and from inside, with the weather-facing rear and side elevations deliberately deferred to next year. It is a legitimate way to phase a budget and we quote it that way often. What it must not become is a job where the deferred elevations were the ones that actually needed the work.

Version three: what the same R100,000 buys if the roof is the real problem

This is the version we most often end up recommending, and it is the least glamorous.

  • Full liquid rubber system on a 130 m² tile or metal roof at from R240 per m², about R31,200.
  • Or an asbestos roof encapsulated at from R310 per m², about R40,300 on the same area.
  • Parapet, flashing and penetration detailing, R6,000 to R12,000 depending on the roof.
  • Damp affected wall areas diagnosed and sealed on the outside face at from R290 per m².
  • Then the exterior repaint of the elevations that were being damaged, with what is left.

What moves the number most

Condition of the existing paintThe biggest single variable. A chalking, flaking wall can double the preparation hours before a drop of finish is opened.
Double storey and accessScaffolding, safety and slower working. Expect a meaningful uplift over the same area at ground level.
Colour changeGoing light over dark, or a strong colour, means three coats instead of two.
TextureRough plaster, bagged brick and Marmoran drink paint. Coverage rates drop hard.
Amount of trimTimber windows, barge boards and balustrades are slow, hand-worked and where the hours hide.
Damp and rustBoth must be resolved before decoration, and both are unknowable until scraping starts. Hence the contingency.

The paint is the cheapest part of a paint job. You are buying labour hours and a decision about how many of them get spent before the colour goes on.
