What asbestos roof coating actually costs in Cape Town (and why nobody publishes it)

Try it. Search for what it costs to seal or remove an asbestos roof in Cape Town. You will get pages of removal companies, a great deal of language about hazards and compliance, and a contact form. What you will not get, anywhere, is a price.

There is a reason for that, and it is not a conspiracy. Roofs genuinely differ. Access differs. Condition differs. But the effect of nobody publishing anything is that homeowners walk into the first quote completely blind, with no idea whether R40,000 is a bargain or a fleecing. So here are our numbers, plainly, with the caveats that actually matter.

Work it through on a real house. A modest three bedroom single storey in the older parts of Durbanville often has somewhere around 120 to 160 square metres of roof area. At that band it is a job in the tens of thousands, which is a real amount of money and also an amount most families can plan around. Now price the other route on the same building: licensed removal, the disposal paperwork, your ceilings exposed to the weather in between, and then a complete new roof purchased and installed. That is a different order of magnitude entirely, and it is the reason so many of these roofs are still leaking a decade after somebody first said the word asbestos out loud.

When two quotes on the same roof differ by 80 percent, one of them is almost always missing something. In our experience it is one of these five things.

1. 1Membrane thickness. This is the big one. Liquid rubber is sold and applied by the litre, and the guarantee depends entirely on achieving a specified dry film thickness. A contractor can quote a beautiful-sounding job and simply put less product on. You cannot see the difference on handover day. You see it in year three. Ask for the litres and the thickness in writing.
2. 2Preparation. A roof that gets a proper biocide treatment, a dwell time and a gentle hand clean costs more to prepare than one that gets a rinse. Lichen left under a membrane keeps growing and lifts it.
3. 3Detailing. Laps, ridges, valleys, fixings and penetrations are where these roofs leak. Reinforcing them properly takes labour and reinforcement fabric. Skipping them makes a quote cheaper and the roof no drier.
4. 4Access and pitch. A single storey with clear ground around it is straightforward. A double storey behind a boundary wall, a steep pitch, or a workshop with machinery running underneath is not, and honest quotes reflect that.
5. 5Repairs treated as extras. Some quotes exclude every cracked sheet and every rusted fixing, then add them once the scaffolding is up. That is how a cheap quote becomes the expensive one halfway through.

• The measured roof area in square metres, not an estimate from the driveway
• The preparation method, stated explicitly as low pressure and hand cleaned, with no pressure washing anywhere in the scope
• The primer and the membrane by name, with the product data sheets attached
• The litres of product and the dry film thickness being achieved
• Every repair item listed as its own line, so nothing appears later as an extra
• One fixed price for the whole roof
• What the guarantee covers, and what invalidates it

If a quote contains those seven things, you can compare it against any other quote in the city on equal terms. If it does not, you are not comparing prices at all, you are comparing confidence.

We would rather lose the job than coat a roof that should not be coated, because a membrane over a failing sheet is money set on fire. Sealing is wrong when the sheets are already shattered or delaminating in multiple places, when the purlins or battens under them have gone, when the building is being demolished or re-roofed anyway, or when a bank, insurer or buyer has specifically required removal in writing. In those cases you need a registered asbestos removal contractor. We do not remove, cut, break or dispose of asbestos, and we will tell you plainly when that is the road you are on.

Everywhere else, and that is most of the roofs we look at in the Northern Suburbs, encapsulation is the cheaper, faster, less disruptive and safer answer. It also happens to be the one nobody advertises to you.
